In the winter we have about 20% less inventory than during spring, which is great for sellers. Low inventory means less competition, and you’ll close for closer to the list price. Additionally, since there are fewer homes available, more buyers will be interested in yours. We currently have between one and two months of inventory, so sellers are in an especially excellent position to sell for top dollar right now.
Buyers tend to be more serious in the winter too. Most people don’t want to move this time of year, but there are plenty of reasons it’s needed: divorce, marriage, they’ve finally saved enough, etc. You also don’t have the tire-kickers we generally see in the spring; you’ll have fewer showings with more motivated buyers.
Additionally, there are typically more birthdays in September than in any other month. This baby boom means more families are looking for a new house in the winter, when they see they’ve outgrown their current address. Finally, January is when many companies relocate or start the relocation process for employees, so that’s a large wave of people needing to buy during the winter season.
All these reasons and many more mean winter is an incredible time to take advantage of the real estate market.
